Rebates at Closing
Let me explain how a rebate at closing works and how it can help you save money, according to the Texas Real Estate Commission (TREC) guidelines and regulations which I follow, and also works for transactions most anywhere in the United States.
As a licensed real estate professional, I’m excited to offer you a valuable rebate when you sell a property, or potentially two rebates when you buy a property. Rebates are a portion of the commission a real estate agent would typically earn, and I can share it with you at closing.
I’m able to offer rebates to you, even if you aren’t in my area. I’d love the opportunity to work with you directly. However, if you're located elsewhere, I can connect you with a trusted agent who will honor this rebate agreement, in most states.
This practice is common in our industry, where agents and brokers often share part of their commission for referrals. Here's how it works:
Rebate Structure
The rebate can be in the form of cash or anything of value. In this case, we are strictly sticking with cash, i.e. a credit to you reflected in dollars.
The rebate will be clearly reflected on your closing disclosure form for transparency.
Benefits for Buyers and Sellers
You effectively reduce your transaction costs by receiving a portion of the agent's / broker's commission. This can help offset closing costs.
Working Across State Lines
Even if you're buying or selling property outside of Texas, my office and I can still help you benefit from a rebate. Here's how:
We can collaborate with licensed agents or brokers in your area.
We'll negotiate with them to provide a rebate at closing in exchange for representing you.
This arrangement allows you to work with a local expert while still benefiting from the rebate offer.
We will assign the agent that best fits your needs. I will select the agents who specialize in your area, who have a proven track record of success and exceptional customer’s service history. Only the very best agents will be assigned.
Rebates to buyers or sellers are not available in Alabama, Alaska, Iowa, Kansas, Mississippi, Missouri, Oklahoma, Oregon, and Tennessee.
Rebates to sellers (but not buyers) are not available in New Jersey.
Important Considerations
If you're a buyer, we'll need your lender's approval.
As a licensed agent, I need my sponsoring broker's approval to offer rebates.
Transparency and Disclosure
TREC requires full disclosure of any rebate offers. If there are any conditions or restrictions on the rebate, I'm obligated to disclose these in my advertisements and our agreement. The rebate will be clearly reflected on your closing disclosure form for transparency.
Remember, this rebate comes from the commission, so it's a way for real estate professionals to share their success with you, making your real estate transaction more cost-effective.
Terms and Conditions
Available to teachers, faculty, support staff, and administrators in public, private, charter schools, and registered homeschools in the state of Texas or moving in the United States, where allowed by law. Verification shall be through a valid employer’s email account. For homeschoolers registered in Texas, we must be able to validate through the state.
Must be 18 years or older.
You MUST register PRIOR to beginning your home search or sale or contacting a real estate agent. If you do not register until after you have begun your search or sale, you MAY NOT qualify to receive the benefit.
Sales under $100,000 do not qualify for this program.
Not available if the Principal (you) has already signed a Buyer’s or Seller’s Representation Agreement with another agent.
Program not available with any other cash-back programs.
Rebate credits will not be paid on transactions involving a relocation management company with a third-party referral fee.
Not available to buyers or sellers who have been referred to the Referring Agent, Barbara Young, through other channels than her advertisement specifically for education professionals, or her past clients.
Receive a Closing Credit Through Our Rebates at Closing Program for Education Professionals
Enroll in our Rebates at Closing for Education Professionals program and earn a credit at closing based on the sale price of the property. Before contacting a real estate agent, be sure to reach out to us to enroll.
At closing, you will receive your credit directly.
If you are located in my service area, I may personally act as your agent. If you're outside of my area, I will connect you with a licensed real estate agent or broker who will facilitate the rebate under a separate agreement. The rebate will be contingent upon the successful closing of the transaction.
For buyers, additional credits from lenders may be available in combination with the rebate. Please note that this offer cannot be combined with other promotions, such as those involving referrals or existing representation. It is not intended to solicit properties that are currently listed or buyers who are already represented by another agent.
How the Rebate Works:
The amount of your closing credit will be determined based on the final sale price of the property. If the buyer or seller is within my licensed service area, I may serve as your direct representative. In all other cases, I will connect you with a qualified agent or broker to ensure you receive your rebate at closing.
The rebate is contingent upon the successful closing of the real estate transaction. Additionally, buyers who are not yet working with a lender may be eligible for additional credits from lending institutions, which can be combined with the rebate.
Non-Solicitation Statement:
This agreement and the rebate offer contained herein are not intended to solicit business from properties currently listed for sale or from buyers already under representation agreements with other real estate professionals.

All terms and conditions set forth are subject to compliance with applicable local, state, and federal regulations governing real estate transactions and rebate practices. Terms and conditions may change at any time.
